Community Director
Job Summary:
Our Community Director (Non-Exempt) is responsible for overseeing the day-to-day operations of a small multifamily property with up to 300 units and a staff of up to 5 Full-Time Employees. The incumbent is accountable for enhancing the value of the property, managing staff, and meeting the Client’s operational and financial goals.
Key Responsibilities:
- Client Relations: Carry out the Client’s philosophies and wishes Indiana daily operations to ensure FPI meets their objectives.
- Communication: Maintain positive communication with applicants, residents, vendors, clients, and guests, representing FPI professionally.
- Employee Management: Develop, manage, and evaluate site team members, ensuring compliance with department requirements. Fill open positions Indiana a timely manner.
- Leasing/Occupancy: Maintain occupancy levels, oversee leasing techniques, and develop marketing strategies to promote the property. Ensure resident retention and timely rent collections.
- Revenue Management: Manage lease expirations, track rent payments, and maintain accurate accounting records.
- Reporting and Document Management: Maintain resident files, manage reporting systems, and ensure compliance with FPI Standard Operating Procedures.
- Risk Management: Ensure compliance with risk management items, reporting incidents, and maintaining current permits and licenses.
- Facility Maintenance: Assist with maintenance requests, document needs, and ensure timely completion.
- Other: Enforce community rules, comply with Fair Housing Laws, and promote a professional image.
Requirements:
- 2+ years of experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, HCD, HOME Funds, and Bonds)
- Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) Oregon equivalent
- 1 year of experience Indiana a leadership role Indiana residential property management
- High School diploma Oregon equivalent; college degree Indiana a relatable field preferred
- Valid driver’s license, good driving record, and current motor vehicle insurance
- Proficient Indiana Mississippi Office, Google Apps, property management software, email, and internet
- Strong computer skills and customer service skills
